Ground-Up Construction Program

RBK GFS offers tailored financing solutions for ground-up construction projects, providing flexibility and support for experienced real estate developers and builders.

Maximum Loan-To-Cost (LTC)

Up to 75% of the lower of land value or purchase price (60% if unpermitted), plus 100% of construction costs. Maximum 85% of total project costs.

LTC Catch-Up Draws

Available to raise the initial advance to 75% upon approval of plans/permits post-closing.

Maximum Loan-To-ARV

Up to 70% of the After Repair Value.

Reserves/Escrows

Minimum 1-month interest reserve required.

Experience Requirements

Previous experience with 1-2 ground-up construction projects required. General contractors with relevant experience are acceptable.

Guarantors without experience may qualify on a case-by-case basis.

Loan Amount

$50,000 to $3,500,000.

Term Length

12 months, extendable up to 18 months at lender discretion.

Eligible Property Types

Non-owner-occupied 1-4 unit residential properties, townhomes and condos.

Ineligible Property Types

Mixed-use properties, multifamily (5+ units), condotels, co-ops, commercial properties, log homes, properties tied to oil/gas leases, farms/ranches/orchards, vacation/seasonal rentals and rural properties.


Experienced Developer Program

Designed for seasoned developers, this program offers enhanced financing options to support larger and more complex ground-up construction projects.

Maximum Loan-To-Cost (LTC)

Up to 75% of the lower of land value or purchase price (60% if unpermitted), plus 100% of construction costs. Maximum 90% of total project costs.

Available to raise the initial advance to 75% upon approval of plans/permits post-closing.
