No DSCR

RBK GFS offers flexible short-term financing for stabilized properties, providing tailored solutions to meet your immediate funding needs.

Maximum LTC

Up to 85% of the purchase price plus verified completed capex for properties owned less than 6 months.

Maximum LTV

- 70% for properties owned more than 6 months (FICO 700+).
- 65% for properties owned more than 6 months (FICO 660-699).

Minimum FICO

660

Purpose

Financing for properties recently renovated or constructed, ready for sale.

Loan Amount

$75,000 to $1,500,000 (larger loans considered case-by-case).

Term Length

Standard 12 months, with up to 18 months available at lender discretion.

Eligible Properties

Single-family homes, 2-4 unit properties, townhomes, PUD and warrantable condos.

Property Condition

Must meet a condition rating of C2 or better.

Collateral Requirements

Property value must fall within the 90th percentile of the market, excluding rural or unique properties.


DSCR Exit

RBK GFS also provides DSCR Exit Loans for properties transitioning to rental status but not yet ready for long-term financing.

Up to 85% of the purchase price plus verified completed capex for properties owned less than 6 months.

1.10 based on the lower of in-place rent or market rent.

Standard 12 months, extendable to 18 months at lender discretion.

Eligible Properties

Single-family homes, 2-4 unit properties, townhomes, PUD and warrantable condos.

Property Condition

Must meet a condition rating of C4 or better, with no deferred maintenance.

Collateral Requirements

Excludes rural, exotic or unique properties.
