Rental Portfolio Loan Terms

Loan Term Options

- 30-year fixed-rate mortgage (fully amortizing).
- 5/6, 7/6 and 10/6 hybrid ARM (partial interest-only or fully amortizing options).

Lease Requirements

- Minimum 90% occupancy rate by unit count.
- Leased Units: Based on the lower of in-place rent or market rent.
- Unleased Units: 90% of market rent (for purchase loans only).

Recourse

Full recourse with equity pledge of the borrowing entity.

Purpose

Blanket loans for purchase, rate-term refinance or cash-out refinancing of rental property portfolios.

Loans available to registered entities only.

Eligible Properties

Non-owner occupied, single-family residences (SFR), 2-4 unit properties, warrantable condos, townhomes and PUD.

Vacancy Requirement

Minimum 90% occupancy rate by unit count.

Exclusions

Rural properties and vacation/seasonal rentals are not permitted.


Financial Terms

Maximum Loan-to-Value (LTV)

- Up to 80% for purchase and refinance loans.
- Up to 75% for cash-out refinancing.

Debt Service Coverage Ratio (DSCR)

Minimum of 1.20x (net cash flow/debt service).

Loan Amount

- Minimum property value: $100,000.
- Maximum loan amount: $2,000,000.

Seasoning Requirement

180-day seasoning period to use property value instead of cost basis.
